PROPOSED GENERAL PLAN

We appreciate the meeting with you on Tuesday March 21- 2006.

In this letter we will give a basic description on what our plans are for the Hua Hin property.

Our group is an international highly professional group specializing in environmental solutions and building design and development.

Mr. Hans Ole Wandt is an environmental specialist and pioneer in developing environmental systems and  solutions for over 35 years in Europe will bring in the latest in technology and ideas. Mr. Hans Ole is also an inventor of many environmentally designs and products which has been successfully implemented many places worldwide.

Our project have two main goals, a community pollution free , technologies implemented must be innovative and they have to be as environmental friendly as possible (zero pollution is the aim).

Keywords for all the solutions are, environmental balance, with zero pollution; recycling is the largest issue with the technologies being implemented.

Our intention with the land in Hua Hin, will be very innovative and 100 % Green and should be considered an environmental neutral project with 100% recycling as our goal.

All waste from the homes will be treated, reused and recycled. The waste water will be treated in a biological system with no use of chemicals; the treated wastewater will be recycled and used for irrigation of the surrounding parks and gardens, that way the water resources will last longer.

All the kitchen and garden waste from the households, will be treated and reused as compost, this will cut down on the pollution coming from NPK fertilizer and the use of chemicals.

We do not intend to build houses on 700 Rai, but the idea is that there will be 2 to 4 small communities of 50 to 100 homes each. The new residents will be retired people from Scandinavia, Europe and U.S.A., 55 age plus.

The new clients will lease the homes as they can not buy the homes, the lease will be offered for a life time. The new residents targeted will be retired from their normal work due to their age.

Each community will have a different theme, it could be IT Technology, Environment etc, the main idea is that people could work within their normal skills, but only if they want and feel like working.

People retired usually wants to enjoy their leisure time, as well as being active with various work. So the idea is to make a community with highly skilled retired people were they can use all their skills they have build up during their lifetime, in a common business.

The idea is to transfer knowledge from the retired residents to the Thai community, and with a working relationship together they will find and make new solutions appropriate for Thailand. Transferring knowledge in this way will help Thailand to explore new areas of thinking, new ways of using technology, and craftsmanship which will benefit the whole Thai community.

Our state of the art waste treatment systems will be built as open presentations for national and international tourists, locally. The visitors can develop their own good ideas based on what they have seen, or they can purchase our technology. This will help pointing Thailand on the world map as an environment solution provider.

Thai companies can use the proposed environmental “Green Community to show their environmental solutions, and use it as live advertising for their products. The presenting  companies will be companies which produces environmental solutions and equipment, like solar panels for power production, solar panels for heat/hot water production, wind power, small/laboratory scale production of bio-fuel, small scale electricity generation from biomass, absorption cooling and chilling based on biomass or solar heat, or other green technologies.

More ideas for the land in Hua Hin will be an art and Sculpture Park, where artists from Thailand can show their sculptures and artwork, this area will also be open for visitors. In the Sculpture Park and art work area there will also be landscape architects as well who will design the area in a way to show their skills and labor, and they can trough this full scale exhibition show off their skills and services which will generate a powerful maketing tool for their services.

The Sculpture and art Park will also include a large fish pond. A kind of wetland where the wild life in the area can live (mostly birds)

The idea is to present our technologies to the people around the world that Thailand is a country that has the technology skill, leadership and willpower to develop environmental solutions.

We are confident that our project will increase the environmental awareness and business in Thailand. With our concept it will create new opportunities and employment in the present and upcoming “green sector companies”, also to make Thailand an even better place to live.

We have the confidence and the capability to start developing and implement the proposed project in Hua Hin. It is our intention to show the world that Thailand is an upcoming player in the environmental market worldwide.

The homes in the communities will be built to meet consumer demands. Different issues have been discussed in the project group as:

Constructing the homes as low energy homes, which means that the homes will be insulated to keep the use of power for cooling down, we have discussed building central cooling units and make district cooling for air conditioning of the new homes.

We will make a community although occupied by retired people, still a community prepared for the future. We believe it will give a lot of international media attention, and from this media attention we expect additional jobs to be generated in the environment sector in Thailand.

Our idea is that the homes will be leased out to the new citizens for a life time, after signing of agreement.

There will be a monthly maintenance fee for the citizens; this fee will include a high grade of services, like free daily maid service, free food service (eat together) maintenance of the homes and common grounds. Shuttle bus service.

There will be a community center where all common activities and events will take place, Spa and pool, gym area. The new community will be gated and have good security. The community will have CC&R restrictions.

The village center will include a Mini Mart for basic grocery shopping, laundry, restaurant, administration offices, IT workshop, Testing and developing center for sharing and developing new ideas within the environmental sector.

A nursery for testing and developing new crops with increased yield for the benefit of farmers and agricultural processing industries in Thailand.

Within these scope of ideas and work it will create new opportunities for the Thai people, new employment, give boost to the existing, and new companies producing and marketing green technologies within Thailand.  And not to mention the benefit to the Thai people in general and to the future generations, and as mentioned previously making Thailand to be even a better place to live, that is something to take pride in.
